Wilmette: The Walkable Middle Ground
Wilmette has a Walk Score in the high 50s, which is unusual for this area — you can genuinely walk to a downtown, a Metra stop, a beach, and a school in the same afternoon in parts of town. The housing stock is a mix: vintage homes from the 1920s–40s alongside updated and newly built construction, so there's more range in what you'll find at a given price point compared to Winnetka. Wilmette students in most of the village attend Wilmette School District 39 (with a section of the village in Avoca School District 37) for elementary and middle school, then New Trier Township High School District 203.
Wilmette tends to be the entry point into North Shore living for families who want the schools and the lake without the highest price ceiling in the area.
Winnetka: Quiet, Established, and Priced Accordingly
Winnetka has a different rhythm — quieter streets, larger and more consistent lot sizes, and a village center that feels more residential than commercial. It's also one of the most expensive zip codes in Illinois, and that shows up in both the entry price and the ceiling. Winnetka is served by New Trier for high school and by Winnetka Public Schools District 36 for elementary and middle school.
If your priority is privacy, larger lots, and an established, low-turnover feel, Winnetka is usually the town people mean when they say that — even if they don't know its name yet.
Glenview: More Space, More Inland, a Different School District
Glenview is the one people are most often surprised by. It sits further from the lake, which means more usable lot size for the price and more newer construction and subdivisions to choose from. It's also the one town of the three that is not uniformly in New Trier — most of Glenview feeds into Glenbrook High School District 225 (Glenbrook South, primarily), with only a portion of the village falling into the New Trier boundary. Elementary-age kids in most of Glenview attend Glenview Community Consolidated School District 34. Glenbrook 225 has consistently ranked among the top public high school districts in the state, so this isn't a step down — it's a genuinely different, and excellent, path.
If you want more land and more flexibility in home style without leaving top-tier schools behind, Glenview deserves a serious look — but it's worth confirming which high school district a specific address falls into before you fall in love with the house.
So Which One Is Right for You?
This isn't a ranking — it's a fit question. A few things worth sitting with before you start touring:
- Do you want to walk to a downtown and a beach, or do you want more land and more separation from neighbors?
- Is New Trier specifically the draw, or are you open to Glenbrook if the house and lot are right?
- Are you more comfortable with vintage character homes you might update over time, or do you want more newer construction options from the start?
- How much of your budget do you want going toward land versus square footage?
